The declaration of new construction reflects a physical modification to a registered property, such as the construction of a building. The declaration can be for a completed property or a property under construction; in the latter case, the corresponding certificate of completion of work will be required. The declaration of new construction is always granted by the registered owner.

New construction or expansion of previous works:

  • Proof of ownership of the landholders.

  • National Identity Document (D.N.I.) of the interested parties.

  • If a company is involved, valid powers of attorney or appointment of administrators.

  • Cadastral reference (latest property tax receipt).

  • Municipal building permit.

  • Technical project, indicating the estimated cost of execution.

  • Once granted, a certificate from the architect who authored the project must be provided, attesting that the description in the deed matches the project for which the building permit was obtained.

Existing works from before, for which there is no technical project:

  • Proof of ownership of the landholders.

  • National Identity Document (D.N.I.) of the interested parties.

  • If a company is involved, valid powers of attorney or appointment of administrators.

  • Cadastral reference (latest property tax receipt).

  • Description of the building's characteristics.

  • Municipal certificate of the building's existence and description, attesting that the new construction is not subject to any municipal sanctioning proceedings for urban planning indiscipline.

  • Value assigned to the declared new construction.
